Ullink to link with Times Square

Global financial technology firm Ullink is leaving Third Avenue for SJP Properties' 11 Times Square. Ullink, which provides multi-asset trading technology and infrastructure, just signed for 14,177 square feet.

The 1.1 million square-foot tower, a joint venture of SJP and Prudential Real Estate Investors clients, is 85 percent leased. It recently achieved a street-level milestone with the leasing of 26,000 square feet of retail space to the Urbo dining complex.

SJP chief Steven J. Pozycki called Ullink's move to the LEED Platinum-certified tower at Eighth Avenue and 42nd Street "another example of a high-tech company choosing to position itself for continued growth by occupying high-performance, advanced commercial space."

Ullink was repped by Newmark Grubb Knight Frank's Dan Hassett and Joshua Gosin. JLL's Matt Astrachan and Dan Turkewitz acted for SJP.


Two more new leases have been signed at 280 Park Ave., the tower owned by Vornado and SL Green that's nearing completion of $150 million in capital improvements.

Blue Mountain Realty, a subsidiary of hedge fund Blue Mountain Capital, added 28,857 square feet, bringing its total at 280 Park to 78,398 feet. And private investment firm Thayer Street Partners Holdings signed for 7,560 square feet.

SL Green leasing director Steven Durels said the 1.24 million square-foot tower is now 75 percent occupied, compared with 50 percent at the time SLG and Vornado bought it in 2012.

Asking rents are between $95 and $130 a square foot, Durels said.
